Renting your property is a serious business, whether you are an experienced investor-landlord or a private individual renting out your home for the first time. Luv Plymouth Lettings has vast experience in looking after property and takes the business very seriously.

Our obsession with property and background in property development, interior furnishing and property management places us perfectly in the residential lettings market. We have contacts in every trade imaginable so we can do anything from looking after your safety certificates through to managing an entire refurbishment.

Our objective is to find a good tenant in a minimal amount of time, paying a fair rent.

We will market your property via, our website, social media, online social media Zoopla, Rightmove, Fish4Homes, FindaProperty, Globrix, local press, Facebook and word of mouth. Where possible, we will use one of our cleverly branded ‘To Rent’ boards for maximum visual impact.

Furthermore, we ask for no payment upfront! Our fees are taken from your first month’s rent.

We will visit your property at a time to suit you and advise you on the following;

Income

We will advise you on an achievable monthly rent.

Presentation

We will offer unbiased advice on the best way to present your property, either furnished, unfurnished or part-furnished.
(Including advice on furniture, décor, appliances, fixtures and fittings, fire risk assessment, cleanliness, communal areas, outside space etc.)

Viewings

We will carry out viewings at any time to suit the potential tenants even during evenings or weekends.

Holding Fee

Following the provision of a draft tenancy agreement, we will ask the applicant for a holding fee so that we may progress their application to the referencing stage.

Referencing

We will carry out thorough checks on all adult tenants including but no limmited to:

At this stage, we may request that the tenant provide a guarantor.

Deposits

On your behalf, we will take the first month’s rent in addition to a security deposit equal to 5 weeks' rent. We will then register the deposit with the DPS scheme on your behalf.

Rent Collection

We will liaise with the tenant before the handover and organise a standing order from the tenant’s bank account for the monthly rental payments. Once the payment is received we will disburse the money to you typically the same day having subtracted any fees or expenses.

Handover

We will organise the final tenancy agreement and all other paperwork either electronically or in hard copy and arrange a suitable move-in date and meet the tenants with the keys.

The handover incorporates an extensive list of tasks, some of which include:

Follow up

Following the handover to a new tenant, we update our system with photographs of all meter readings before then submitting them to the utility companies and notifying them of the new tenancy.
We will also register the tennats with the council tax dept.

We'll send you an email to confirm that the handover went ahead and notify you of all utility readings for your records and a statement showing rent received our fees and any agreed expenses.

The tenant(s) will receive copies of the signed paperwork to the tenant and remind them of our contact details.

Certificates

EPC’s and gas safety certificates are a legal requirement for all rental properties. We will of course organise these for you.

Legislation

We will ensure that you comply with the recent changes in law ensuring that you are compliant with Legionella risk assessment, right-to-rent checks and CO2 / smoke alarm requirements.

Utilities

We will read all utility meters prior to handover and register the actual readings with the relevant companies. We will also register the new tenants for Council Tax.
Some buildings invoice the tenants / landlords directly for some utilities; if we manage your property in this instance we will organise the collection of these payments.

Inventory

We will visit the property prior to handover and take a detailed photographic inventory that we will hold on file.

Inspections

We will regularly inspect the property throughout the tenancy and report on any adverse conditions.

Maintenance, Damp and Repairs

Sometimes maintenance and repairs are necessary; we promise to keep you informed of any works required and will endeavor to get you the best possible price.

Services we can organise include (but are not limited to)… plumbing and gas, washing machine repairs, electrical, decorating, carpentry, cleaning, gardening, interior design, TV aerial installation, curtain and blind fitting, tiling, carpet and vinyl fitting, accounting, legal advice, furniture removal and storage facilities.

Statements

Each month, we will email an account statement detailing income and expenditure since the last payment. We are also happy to send annual statements to assist with accounting and tax purposes. Remember, you are responsible for paying income tax on your net profit, however, there are many allowances that we are happy to guide you on.

Check-Out

At the end of the tenancy, we will inspect the property ensuring that it is returned in the same condition and arrange for all final utility readings and handover of keys. We will also arrange for the return of the tenant’s deposit.
