Tenants
Welcome to Luv Plymouth Lettings! We are a letting agency specialising in new-build apartments and houses in the Plymouth and surrounding areas.
We aim to offer a jargon-free service based on facilities that other letting agents do not provide, including weekend and evening viewings, 24/7 assistance and an honest, personal service at competitive rates.
Viewings
We will carry out viewings at a time to suit you. Demand for properties is high at the moment, during the viewing, if you think this is the right property for you, without any commitment, we can complete a short form with you. Following your viewing we will typically get back to you within a couple of days to let you know if your application has been successful.
If you are not successful, we will send you an email letting you know. Don't be dismayed, new properties become available all the time.
If you are selected, we will give you a call and discuss dates for moving etc. Following this call, we'll email you a draft tenancy agreement for you to review in your own time and confirm all the details discussed during the phone call.
If you are happy with everything in the email then we ask you to transfer a holding deposit equivalent to one week's rent, this will secure the property for you during the referencing process.
Referencing
We will carry out thorough checks on all adult tenants including but not limited to:
- An employment reference
- A current or former landlord's reference.
- Credit checks
- ID Checks
- Right-to-Rent checks
- Proof of funds
- Next of kin
- Forwarding address
At this stage, we may request that you provide a guarantor.
Upon receiving satisfactory references, we will agree on a convenient move-in date.
Deposit
Prior to moving in, we require the first month’s rent in addition to a security deposit, which is the equivalent of 5 weeks' worth of rent.
The deposit will be registered with the DPS scheme on your behalf. The DPS will email or write to you with a release code for when the tenancy comes to an end, so you need to keep this safe in order to retrieve your deposit swiftly.
Rent Collection
We will give you our client account bank details so you can set up a standing order for subsequent monthly rental payments. Please ensure that the standing order arrives in our bank account on or before the due date.
Handover
We will then confirm the move-in date.
Utilities
We will read all utility meters prior to handover and register the actual readings with the relevant companies. We will also register the Council Tax in your name(s).
It is the standard obligation in all tenancy agreements for the tenant to be responsible for all utility payments (council tax, electric, gas, water, and TV license) so we would advise you to double-check all readings as soon as you move in.
Our standard tenancy agreement is a 6 or 12-month periodic; you are committing to 6 or 12 months and after that, the contract becomes rolling, meaning you to give just 1 month’s notice to bring it to an end (according to the terms of the agreement this must happen on the anniversary date).
If you would prefer a longer contract (up to 2 years) then please let us know.
Inventory
We will visit the property before the handover and take a detailed photographic inventory that we will hold on file.
Inspections
Periodically and with advance notice we will visit the property to carry out an inspection. This also allows you to report any maintenance issues, although if there is anything that is not quite right then please notify us immediately.

Check-Out
At the end of the tenancy, we will inspect the property ensuring that it is returned in the same condition and arrange for all final utility readings and handover of keys. We will also arrange for the return of your deposit.
Insurance
You may want to consider obtaining contents insurance for your possessions. We can offer you guidance on this.
