In an emergency

What counts as an emergency, what to do first, and how to reach us out of hours.

Tenants › In an emergency

If life or property is in immediate danger, call 999 first.

Then follow the relevant steps below and let us know as soon as you safely can.

Smell gas or suspect a leak?

  • Don’t use light switches, electrical appliances, or naked flames, and don’t smoke.
  • Open doors and windows to let air through.
  • Turn the gas off at the meter control valve if you can do so safely.
  • Call the National Gas Emergency line on 0800 111 999 (free, 24 hours), then leave the property if advised.

Major water leak or flood

  • Turn off the water at the stopcock (often under the kitchen sink or near the front door).
  • If water is near electrics, don’t touch them — switch the electricity off at the consumer unit if it is safe to reach.
  • Move belongings clear and contain the water where you can.
  • Report it to us straight away.

Electrical danger

  • If it is safe, switch off the power at the consumer unit (fuse board).
  • Don’t touch anything wet or anything that is sparking or scorched.
  • Keep everyone clear and report it to us; for danger to life call 999.

No heating or hot water

  • Check the obvious first: power to the boiler, the boiler pressure gauge, the thermostat and, if you have one, that you’re in credit on a prepay meter.
  • If it’s still not working, report it to us. In very cold weather, or if there are vulnerable occupants, tell us so we can prioritise.

How to reach us
